Frame lag in games!

Ok, I seem to get frame lags where I shouldn't.

First, my computer is newly built and here are the specs:
    CPU: AMD 64x2 toledo 4800+
    GPU: Leadtek Winfast Px7900 GT
RAM: 2 sticks of Kingston hyper x 3800 at Gig each, so 2 gig total
    Mobo-Abit Kn8 sli

I didn't overclock my cpu or graphic card since I didn't think I had to for playing games like CSS, BF2, and Oblivion.

I kno my comp isn't stop of the line, but should suffice for decent graphic.

Rite now, for playing CS source, my frame ranges from 30-50.

And yes I have my vertical sync off and fps max at 300.

Any ideas as to what may be the problem here as to low fps? should i go ahead and overclock?

and I have the graphic driver from leadtek for 7900gt instead of using nvidia one since i heard it works better, ne comments on this?

    Hi
What resolution and grafix settings in games do you use?
And is there anything else running that could be distracting the cpu when you lag?

Its not an overheating problem? This could be worsened if you do decide to overclock...
